Best way to find un-listed properties; Listsource.com?

Has anybody found listource.com beneficial? I am searching for my next potential property, but want to try and avoid the MLS so that I can spot a better, cash deal.

I dabbled with list source, but the price for some quick lists is $400-500, seems steep. 

Is it more beneficial to check the court house for tax liens, divorces, and other unconventional ways to find a deal? Is this information easily available at most court houses?
