Suggestions for selling my property vs. renting it

Hi! I'm moving to another state and planning to sell my current home for a profit so that I can pay down debt and start over with a cleaner slate. My intent was to begin investing after that point. I owe about $177k on my current home. I'm concerned that in the rental market here in NC, I will not be able to make much of a profit with renters in the short term. Does anyone have any suggestions for someone like me who is new to real estate with goals of creating a portfolio in the future?
