100% Financing for new construction

I have the opportunity to purchase a city lot for $15,000. I just talked to a home builder that said they would offer 100% financing for building a new house on the lot and they would cover the closing cost. The lowest priced model they offer goes for $119,000. Comps in the area are going for around $145K to $160K. I'm in the process of finishing up a BRRRR property in the next month or so, and looking for my next deal. Does anyone have any advice on new construction, development, financing a deal like this? I would like to get any feedback I can before I proceed, but it seems like it could be a good deal.
