Property Value- Carondelet - St. Louis, MO

Hello Biggerpockets family. I am a new real estate investor and definitely new to the St. Louis MO market. I am wondering if anyone had any insight into the Carondelet neighborhood (zip code 63111). Crime seems to be in certain pockets but overall not too bad. 

i am in contract to purchase 5321 Michigan Ave. for $125K. Will i have any problems with appraisals? i dont want to start the mortgage process and get stuck because the appraisal comes in less than the sale price. thank you for all your inputs.
