To share the appraisal or noy

Currently under contract with a small single family home that a got through a friends mother. I'm almost to closing and the appraisal just finished. Now the seller/ my friend is asking me what the appraisal said. I think it will come in 20 or 30k higher then I have it under contract for. I know that the appraisal is not his but I dont want to tell him to get bent. I know the house is a steal but I dont know if he does. How can I be honest with him and not tell them the appraisal numbers????
