Buying Multifamily Property

I have been researching quite a bit to buy 1 or 2 multifamily properties, in Memphis and recently started looking at Oklahoma. This is my first multifamily buy, but have owned rental properties in LV and Texas and have done s idk me rehab work as well. 

I saw some posts in here regarding cost of rehab work in Memphis. I have a property currently of 34 units for 1.5M$, it's a total rehab in a very desirable area. There's good value add, but given it's a total rehab, am of the opinion that the property could be negotiated... 

Looking for some suggestions from local experts.
