Investing in Kalamazoo/Portage

Hello! 

New investor here currently living in Austin, TX but originally from Kalamazoo, MI. I had thought to find opportunities in Austin but learning that it's not so much a "cash flow" city rather an "appreciation" town. I'd prefer to have cash flow with appreciation as an upside. Planning to hold long term, open to SFH or multi (though I am still learning how commercial lending works) and prefer not to tackle major renovations as I'd be investing from afar. Am considering looking back in my hometown of Kalamazoo where I still have family and curious if others are investing there. Would love to hear experiences and get contacts (agent, property management, etc). Is the Kalamazoo Promise still pulling people into the city? Is it unwise to cross into Portage since it would be out of zone for that program? Is there a price point sweet stop I should target for say a SFH 3/2/2? Any and all thoughts, advice, comments are welcome!
