Received an offer more than listing price but ...

Hi Everyone

Received an offer more than listed price $200K and offer is $202K VA loan. Seller assist at closing $12K.

$300 EDM really three hundred!

I talked to the buyer’s agent he said will offer $205K and $10,000 seller assist.

Buyer financing 100% plus paying for closing from seller assist!

Questions are:

What if the home appraisal comes low $200K or $195K

What if buyer does not qualify for loan (buyer attached bank letter) but it is not guranteed.

What to do home if inspection guy comes with a long list of repairs.

6 weeks time for Mortgage commitment!

Sounds like you do not have a listing agent....and honestly, without one you are likely to run into appraisal problems, so that is a valid concern. Making sure the house appraises is one of the agents most important jobs.
