Multi Family Portfolio Purchase Opportunity

Hello all, I am a recent addition to the BP community. We have just started our first couple (2) projects, all BRRRR's on duplex. However, an opportunity has come up in a neighboring community where an investment company from out of state is offering a large portfolio for sale as a single lot. The numbers work out exceptionally well based on 20% down and conservative financing numbers: 14% CAP, 30% COC ROI, NOI of $45,900. Couple questions:

1 - one of the biggest "regrets" posted is that people didn't scale faster.  Any issues anyone has with buying a portfolio of properties assuming the due diligence works out and the properties are worth it?

2 - With all of our cash tied up in our current BRRRR's I am going to have to get creative with the down payment and closing. The Gross Income will more than cover the debt load and any hard money we would need for the Down Payment, the problem comes: $4 mil purchase price, NOI $45K - debt financing + hard money for down payment $33k = $13K per month. Is this cutting it too close on this size of a deal?

3 - Is this too big of a deal with our money currently tied up?  Or is this an opportunity we just need to make work?  

Any insights or suggestions would be appreciated.
