South Chicago- Calumet Heights

Any Calumet Heights investors? I am currently in contract to purchase a SFH on S Buffalo Ave that is currently rented out for $1,610. Is anyone familiar with this neighborhood? Any insights/thoughts about this area would be appreciated.

Hi @Sam Hwang.  I do a little in Calumet Heights but I stay West of the Expressway.  Buffalo Ave is East and technically in South Chicago or The Bush.  At a high-level you can see the change in crime going East of the highway when you zoom in on 60617 - https://www.trulia.com/real_estate/Chicago-Illinois/crime/.  

This doesn't make it right or wrong, just bringing up that it might be a little rough and you're not really in Calumet Heights so don't use properties from Calumet Heights as comps.
