Selling the house in Woodbridge,VA hot market

Single family Property is listed over month now. About 25 showings have done so far and no offer yet.feed back from clients Back yard is kind of small...also right behind the backyard there is another house. Which seems to be causing trouble for some buyers. I’ve reduce the price from 469k to 449k now. Any advice would greatly help.

Looks priced appropriately. Mismatched appliances. Marketing is bad. If marketing is bad, does the agent know how to solicit offers and do the other things to get it sold when it doesnt sell itself?

@Kaleem Ullah I'm not a realtor but as someone who grew up in Woodbridge and have family in the area researching pricing as they are contemplating selling soon too I would agree with @Russell Brazil in that it is priced appropriately for the neighborhood.   The bulk of the Cardinal Drive area is a nice neighborhood/family friendly area of the Dale City portion of Woodbridge.

From an investor's standpoint the mismatched appliances don't bother me but as a potential homebuyer it could appear as a shortcut to save money which could tint the way the look at the remainder of the home (when I worked for a flipper in the past we realized that we had this issue with a home we were trying to sell, none of the potential buyers could really put their finger on the what exactly was giving them pause but the additional money was spent to match the appliances and it went under contract within a week, may have been happy coincidence but from an emotional buyer's point of view, it could be skewing their viewpoint without them knowing).  

I personally would also try and get some better photos, it seems like you are getting showings but I think the photos are lacking, better photos I think have the potential to greatly increase the chance of getting someone to 'fall in love' with the home before they ever get their in person which sometimes is all we need for them to view minor imperfections with rose-colored glasses versus looking for reasons not to buy.

I know their is no silver bullet in there but just my thoughts, overall though, it's a good neighborhood and seems to be priced fairly.  I'd be interested in what other feedback your receive from potential buyers as well if you'd be inclined to share.

Thank you Russell for great tips. I’ll get the appliances updated. Agent is new and inexperience so I don’t think agent knows how to list the property and solicit market.
