Florida navigating HOA - buying a rental property in Florida

Looking for a rental in Florida, Daytona Beach, Orlando, greater Orlando area or Cocco Beach. Single house or apartment. I am looking for advice on how to navigate the HOA. I would like to make a purchase without there being an HOA but it is very difficult to find a property without an HOA.

- I know that I should look at the price charged, what it includes for the HOA price.

- How much it may go up, what they plan on building or replacing. 

- What if any ratio they have pertaining to how many rentals can be rented at a time. 

- What are their rental terms, rentals have to be more than a month, a week, etc.. Who can rent, a stranger, intimidate family or any other restrictions. 

I am looking to see if I can get a feel for HOA's in Florida as I plan to buy and rent. In addition I am may need to get an idea of how property management companies work in the areas that I am interested in.
