Foreclosure property question

So I’ve been reading books, staying on the forum, and listening to podcasts. I’ve found a property near a great school with a 3/2 trailer on it. I called my agent since the property is listed on the mls and she proceeds to tell me the bank wants a cash buyer. I tell her I might can work something out. She says the trailer is titled in Georgia and they’ve had trouble getting it to go with the land. So I’d actually just be buying the land but the trailer comes with it and I could apply at my courthouse for the title and it could take 8-16 weeks. I want to be a hold and rent investor and eventually add another trailer on the property.

So in my opinion I should just offer based on the value of the land in case something happens and I can’t get the title to the trailer. I have another trailer I can move on the property and the numbers still work.

Any opinions or advise are appreciated!
