Legal Steps with Seller Financing

In Ohio.  Got a solid lead on seller financing a 4 unit.  Here's my understanding...please correct me if I'm wrong.  

- Sign purchase contract

- Create a trust for the property

- Assign trust beneficiary to my LLC

- have deed signed and held with seller's lawyer in case seller dies/incapacitates

What else should I know?  What are some of the associated costs with closing this way?  thanks!
