Need help my lender can’t lend below 50k :(

I found quite a few solid duplexes I want to close on and get my theoretical real estate ball rolling. Went to make an offer but my lender is unable to lend anything below 50,000. Has anyone heard of any traditional lenders that lend below this amount?
