Tiny Home Financing Issues

Hey all, 

Looking for guidance.

We are currently about to be under contract for a tiny home with land.

Square feet: 200

Cost: $55,000

Acres: .28

Issues:

-The last contract that fell through sent 4 appraisers who couldn't appraise the property.

-Getting a loan for this size of home is proving either expensive or impossible. (I don't want to do personal or RV)

It'll be an absolute cash cow and I'm wondering if anyone has experience getting this deal across the finish line?
