Looking to do first deal in Grand Rapids, MI area

An investor partner and I are looking at a package deal just outside the Grand Rapids, MI area. It's for 5 duplexes and 1 4 unit. The Cap rate would be 8.6% with a COC of 11.31% if we bumped the rents to current market rates. That includes property management but does not include any renovations/upgrades. The other outlier is they are located on a private road and taxes are on the higher side. Any input is greatly appreciated even if its just guidance on better questions to ask. Thanks!
