bought a new primary residence ~9mo ago now need to mover

Looking for input. Long story short about 9 months ago we moved into a nice, livable fixer-upper with the plan of being here at least 10 years or so. Now family events are causing us to need to move.

I'm trying to look at this current house now as a potential fix-and-flip or as a rental. I'm just uncertain about how to run the calculators since I already own the property and didn't buy it with either of these in mind on such a short timeline. Would appreciate any constructive input on how to analyze this as we decide what to do.
