Build to suit commercial land sale contract advise

Have a commercial parcel. I have been contacted with a group who wants to purchase the land. They want to close on the property after the permits are approved, and have us build them a building after close of escrow. Any advise? What to include in contract. Obviously get an attorney involved, but all attorneys need some direction. Gonna need to be super specific to avoid issues down the road after close. Thanks
