4-Plex Zoned Commercial

Hello BP,

I am looking at a 4-plex in Southwest Ohio, which is zoned commercial.  It appears that the county/city where the property is located zones all properties with 4+ units as apartments / commercial.

I was informed by my lender that, despite the fact that it is used and has been used as 4 rental units for many years, that he cannot provide residential financing due to its zoning.

Has anyone had experience with this issue?  Is it possible to receive residential financing on a 4-unit that is zoned commercial?
