Yay or Nay for a former Meth house?

When considering a flip property, is a former meth lab an obvious red flag that should never even be considered?

If one were to do a total rehab, does it require any additional clean-up/services/inspection?  

It's my understanding that the subject property will have a public record of it once being a drug lab.  Will the buyers absolutely balk at this and thus lowering the sales price significantly??

What I'm trying to determine is if this is an issue that can be fixed and dealt with, or if this should be a total hands-off red flag? If it can be taken care of, what kinds of costs should I expect and what kind of price decreases should I expect when it goes on the market?

From my understanding of some articles I've read. Meth houses should be considered like the Scarlet Letter. You stay away from those types of properties. Why? Some of the ingredients to make Meth are volatile and sometimes explosive chemicals. To clean up the property and make sure it is safe to use, you need a specialist who knows how to handle those types of chemicals. People like that are few and far between so you know you are going to pay a hefty price just to clean up alone. And yes, trust and believe, once your buyers find out that the house was a former Meth lab, you best believe the low-ball offers will be coming left and right. Leave it.
