Best way to work with 10 people offering cash to invest with me?

Hi All,

TL:DR – What are some ways I can work with more than 10 people who have approached me and offered cash to partner up? None of them have the knowledge of real estate and couple of them are international so don’t have the credit either. But all of them have offered to invest ranging from 25k – 50k. I have a great credit, I have the cash with steady income on top and I have the knowledge to invest in RE.

More about me - I started a year ago in REI and I read a lot of books and papers on remote RE investing, demographics movement across US, asset protection + listened to every single podcasts + analyzed 100s of properties and then created a system or framework for investing after many iterations. I have invested in 1 SFR remotely and in the process of investing in a small multi-family also remotely. My goal is financial independence in next 5 years so I want to buy and hold for cash flow in hoods with average 5 school rating and low crime. I have a full time job so I am also going for relatively newer properties or recently renovated properties to avoid headache. I want to also pay off loans faster to increase cash flow even though it decreases ROI. As I gain experience I might start taking more risk using other strategies like BRRRR or other ways that force value.

More about these investment offers – Most are my friends and colleagues and all of them have steady income and have cash laying around and have no patience to invest in RE so they want me to lead the way. I have been hesitant in the past because I wanted to gain experience myself before taking any one else’s dough but they are persistent so its got me thinking lately if I am passing on an opportunity to accelerate towards financial independence.
