help with buying subject-to

I've got an offer in on a property at 150K that is cash-only (due to foundation issues). This is not the first time they have gone under contract. The seller needs to sell to in order to get into her next place. Knowing I need to fix this foundation to pull financing is basically the teetering factor for achieving my desired return. Well, I just learned the seller currently has a mortgage and I asked about buying subject-to (and avoid fixing the foundation) so I can do maybe 5-10yr recap and just rebuild. Anyone who has knowledge in buying subject-to (I've never done it) can you walk me through some of the things that'll bite me? Thanks in advance.
