Buying a Property Adjacent to Your Own

Hey Everyone!

Just wanted to ask a few questions about a possible deal. I currently house hack a duplex in my area with an identical but separated duplex right beside me. Built together but sold separately over the years. Owner put it on the market a little less than a year ago but was unable to sell due to, I would guess, asking to high or to many repairs needed. I walked the property with at least 5 other investors that didn't end up with the property. (Honestly, I didn't buy it because I didn't know how to finance it. I know how to now.)

1) What have you found when dealing with a similar property set up?

2) Have you found to have more or less leverage in negotiation due to owning adjacent properties?

3) Being that I own one Duplex, could i possibly join the two properties together to make it a single property? Would it possibly appraise for more this way and be considered a 4plex?

I really appreciate any feedback that I receive. Even if you only can answer one of the questions, I would love the discussion!
