$150k in violations. Advice on best way to acquire this?
I've found a fourplex with $150k in violations (nothing serious, it's just been abandoned or something).
Violations include:
- Pressure clean the roof
- Resurface parking area
- Trash & Litter
- Landscape
- Repaint exterior
The question is, is there a way to roll the violations up in my mortgage?
Would a hard money lender be interested in this?
I'd likely fix all of the violations immediately (1-3 months), put tenants in, then cash out refi (asap).
