Home Inspection: HVAC & Furnace Need Replacement

Hoping to get some help from the community here before I officially tell my attorney what we'll be requesting in credits after home inspection results.

Today I got home inspection results for my first property. Everything is in good shape except two glaring details:

1) The furnace is 19 years old. It operates as far as the inspectors can tell, but they did note it could need to be replaced at anytime.

2) The sellers marked in the initial agreement that the HVAC unit is in working condition. The building maintenance man & neighbor (it is a townhome without HOA's) came up to me and was kind enough to let me know that the HVAC unit has not worked in over a year (they let their last tenant go without AC in 2018), and is beyond repair. The home inspectors marked this in their notes and also noted that the unit is 39 years old. I'm assuming they thought we wouldn't be able to figure this out from a basic home inspection because apparently you're not allowed to run HVAC units for a while if it is below 70 degrees outside (we're in Chicago).

My question for you all is, how much should I ask to be knocked off the price we initially agreed upon. I'm told an AC unit could run me $3500, which I think I deem is completely fair to ask for considering it does not work at all; but there's also the issue of the furnace that could go at any time. Am I out of line for asking for $5,000? (Please keep in mind the initial asking price for this townhome was $165,000, we agreed on $165,000 ...it was on the market for just over 100 days).
