Stand Alone Building to lease out to National Tenant

Hi, I'm the listing Agent for a 9,373 sqft stand alone building in a Shopping center in El Paso, TX and need to lease it out, the actual 15 year tenant Family Dollar is not renewing their second option, the building will be available on July.

English is not my native language and I need some help to write up a letter offering the building to National tenants and I want to be a nice letter that makes sense  to American business people, I need help here.

Any ideas or volunteers?
