Employer Down Payment Investment

Hello,

I am looking for a creative way to get down payments for investment properties (consistently), and wanted to discuss options with my employer.

My initial thought is ask to offset a portion of my wage as interest on a down payment.  For example:

-Request a $20,000 investment for down payment on a rental property.

-Use $5000 worth of work as interest payment on the $20,000 investment.

-rehab property to bring equity up

-refinance the property after 1 year and pay back the $20,000 investment

So my employer would receive a 25% return on investment (in the form of labor) and I would be able to leverage my work hours to buy properties.  I could repeat the process each year.

Does anyone see any problems with this or any good suggestions of how to approach my boss (company owner) with the idea?
