RE sales contract question

Quick question. I have a first day offer on a flip I just finished  (agent says two more supposed to come by 5). The offer wants me to pay a lender document/ processing fee. Is this the origination fee, $500 ish lender fee that some lenders charge, or both. Here is a pick from contract. I have never seen this box checked for the seller before. It is a full price offer and they are not asking for closing costs directly, but it seems they might be ask g for some with how the charges boxes are checked. Anyone seen this before?
