Found deal, have partnership questions..

I found a nice seller financing deal that will provide ample cash flow and minimal down. A friend of mine wants to partner with me, which I am ok with as it will keep money in both our pockets. The buyer is waiting for me to sign a contract. How can I structure this so that we are both in title, etc. we don't have an LLC right now, and I've never done this so I am not sure what to do. We are both putting equal % down.
