Looking for low cost start up places to invest

Hey everyone! So I'm actually looking to invest into some affordable real estate outside of NY. I am ideally looking to purchase $80k and below with minimal work to be done and cash flowing greater than $600/mo. I am open to your suggestions. Your guidance is greatly appreciated. I am open to multi family and/or single family. I just know it's tough with NY prices and taxes to get a good cash flow. I also would like an area with a high rate of job stability and tenancy stability.
