Should I provide a tour or ask for a contract first here?

I have a tenant who is interested in buying one of my other rentals that is currently rented out. We’ve become friends of sorts. It feels weird to tell my tenant that I may be selling the place so I need to come in for a tour with a potential buyer who happens to rent another house from me. I asked the tenant that is interested in buying it if they are serious and they said they are considering that option, they want to look at it and the surrounding areas.

Doesn’t sound too committed to me, I’m tempted to tell them I’ll provide a tour with a contingent contract to purchase.
