Lancaster City PA Mixed use buildings and cap rate

Hi all,

I've been searching for my 2nd investment property, and I'm wondering if any of you have experience with the mixed use properties you commonly see in Lancaster City, PA. I'm looking at a 6 unit property with 1 commercial unit on the first floor and 5 small residential units above it, and am wondering what cap rate you all have been seeing these sell for. I have someone looking into it for me from the lenders side, but I was wondering what your personal experience has been.
