Decent House to turn into a rental?

I'm just starting to research real estate investing, so be nice.   I am in the saving up phase.  Just looking at homes in my area in MN for fun.  Spotted this one.  Looked like someone flipped it.  Could probably rent for $1200-1400.  Do you guys typically look for homes like this that meet the 1-2% rule or do you recommend a fixer-upper that can be rented after being fixed up?
