DFW Lakefront Property: No Recent Comps

I'm considering a flip on a lake inside Dallas County,  (Lake Ray Hubbard) right by  Interstate 30 and Bush Turnpike, the corridors to everything DFW. 

There are neighborhood off-lake comps, but dang, this puppy is right on the shoreline!  I can't find anything on how to value the lot. 

I've done fix and  flips, but this is way  more expensive than anything I've done before.  Somewhat terrifying. The only good news is that the repairs are mstly cosmetic, and I'm confident on the contractor part.

The appraiser I talked to knows less than me.

Is there anyplace to go to get appraisal info on non-standard residential?
