Real Estate Agent Code of Conduct

Hey Everyone!

My boyfriend and I are selling a home that was previously a rental property.  We had a buyer and the buyer's real estate agent (female) has been beyond rude and uncooperative.  Firstly, she refused to provide the inspection report and the appraisal. The appraisal contingency report was not sent over.   Both of these were in the contract she provided. She has continued to insult my boyfriend, stating that he doesn't have money to pay the water bill, is not gainfully employed by a w-2 job requiring a bachelor's degree, as her client is (my boyfriend does real estate investing).  She wrote a text to the other realtor saying 'its no skin off my balls but i'd love to make him cry.'  She insulted him furthermore by stating her client is a" sweet and sincere first time home buyer, who is indifferent to the fact that he is separated from the mother of his bastard-and needs money." She is referring to his 9 year old daughter--no idea where this info comes from. Although she refused to send the inspection report, he gave her 3 offers with no further counter offer and her reply did not meet any of the 3 criteria offered.  She stated that her client would sue him if there was anything discovered in the house that was problematic, sue for breach of contract when he decided to terminate due to not meeting terms of agreement by providing inspection reports and other reports, and have not come to terms on price agreement.  She also degraded the other agent stating that he has come a long way from selling houses in the ghetto.  All of this is highly unprofessional.  I wanted to get your opinion because basically this agent blew the deal for everyone involved.  There is no agreement and we don't want to continue with someone that is threatening a lawsuit and trying to force a sale based on threats.  Seems like it is grounds for an ethical complaint against this agent.  Any thoughts on this?  It is my presumption that in holding a professional license , according to the ethical code of conduct, you cannot degrade someone based on job, family status, financial status, marriage status, and put someone under duress and coercion to force a sale.   Just wanted to see what those in the field think of this type of behavior.  Thanks so much!
