Delayed Financing Exception Lenders in Georgia

Hell fellow investors--I'm looking for lenders in Georgia who are willing to perform a delayed finance properties that were paid for in cash. Better yet if there are lenders that would perform delay financing exceptions for homes in the 40-50k range that would be even better?
