About to make an offer -- How to add title contingency?
I'm about to put in an offer on an REO property tomorrow morning (my first attempt at buying property other than at auction). I'm supposed to informally email my offer, along with proof of funds, to the listing agent who will then submit the offer electronically to the bank. If the bank accepts, we have 48 hours to send them an Agreement of Sale.
I'm offering all cash and I would really like to waive all contingencies to make the decision easier for the bank, but the one thing that I'm stuck on is the title. I ordered a title search on the property, but I haven't received it yet and I'm looking to make my offer ASAP as there are already three other offers on the house.
How would one include a contingency on the property being free-and-clear of all liens? Would I make my offer contingent on me being able to get title insurance?
