Raw land utilities- realtor responsibility

Hello, we recently purchased a 5 acre lot. During the process it was indicated by the seller that utilities were to be available onsite. Long story short, after closing utilities were found to be down/across the street. The cost to bring both gas and electric to the property ended up costing about $12,000 more than anticipated. The addendum states that to "the best of the sellers knowledge" utilities are available onsite. I feel my realtor and or the sellers realtor should have verified this prior to the sale. I would like to be reimbursed if possible. Do I have any recourse here? Or is it too late?
