Best Method To Determining Roofing Costs

Currently calculating ARV for a property. Was wondering what the best way to calculate the costs of a typical shingle roof on a 1700 square foot property? Without going on the roof to measure it. Just trying to be sure about deals? It that a little overkill? Your thoughts...Ive found some estimated costs just trying to get as close as possible.

Also I already have The Book On Estimating Rehab Costs by J Scott! Great Book!

Go get a roofer to give you an estimate if you don't have a reference point.  For example. I had 2 properties done one at 2800sqft and another at 1400.  I have an idea on a range based on these.  If you don't have that go get 2 bids.
