important steps before buying property with no agents

Hi BP,

I am looking for my first (rehab) deal. I will buy either from a wholesaler or direct marketing. Since most likely will buy without having agents I'd appreciate it if any one can list important steps (in terms of formalities and paperwork, etc.) I need to be prepared for in advance in order to close fast as I promise my potential sellers. For example, I am not sure whether cashiers check should be in my personal account or LLC or it doesn't matter; may I go ahead and pick my attorney beforehand, will he/she give me blank standard state contracts or it's on me, etc.
