Subject to the Existing Mortgage Closing Documents
Hello, so I have a bit of problem. I am talking to a potential seller, and have most of my documents, but I am having some issues/questions with the closing documents. What exactly do I need? Just the warranty deed? Or are there more documents I need to bring. I want to have a signing notary come in and do the paperwork, but not sure as to what documents I need prepared and signed so that I could legally take over the property. I am going to take over the property in my name, but wanted to know if I am supposed to get title insurance? Or just do a title search and make myself aware of the liens? I know there is a hud 1 document or something of that sort, but do I need that prepared as well? If you could please let me know, I'd greatly appreciate it! Also, if anybody knows of any attorneys, title company, or escrow company that have experience with such transactions, I would be grateful of any specific references!
