RE in Atlanta and Charlotte

Hi,

I'm relatively new to the idea of RE investing as I learnt stock returns could be fairly limited and to dont add to your net worth as quickly as RE does. I am absorbing as much as I can through podcasts and posts so far.

I don't find good coc deals in Atlanta or they seem to be getting harder to find. I plan to stay away from HML and pick up a conventional loan.

Is the Atlanta market saturated yet or would you advice me to look for better agents or neighboring states?

I appreciate any feedback.
