Helping Homeowners Facing Foreclosures

As a beginner in real estate investing. I would like to help homeowners that are facing foreclosures. Wondering what would be the best exit strategy for those that want to sell and for those that just need help and don't want to relocate.

I also would like to develop small communities of 1 and 2 bedroom affordable homes up to 1000 sq ft to lease with option to buy at affordable prices. Any advice would greatly appreciated.
