Wanting to buy a 55k duplex
I am trying to purchase a $55k duplex. No work needs to be done to it, the building was completely restored already. It's currently occupied, total rent for both units is $1,540/ month. The problem im having is getting this financed. I would like most if not all the costs to be financed. What if I were to get a hard money or private money loan? Can that still be used for money down + closing costs?
I live in P.A. I know this state sucks for REI, but this is where I live and it's where I want to start. Maybe in the future I might entertain investing out of state. It is quite common to find deals like this in this area. This is just one of MANY that I found that cash flows nicely in this area.
