Best way to finance a purchase and rehab?

I have an opportunity to purchase a home from a family member at a great price but the home needs ALOT of work.  I am looking for the best option on how I can purchase the house, $45k, and pay for the repairs ($50-$60k).  Any ideas of how I can get this done?? Thanks
