I’m new into the wholesaling market. How can I find sellers around area or in other states?

@Clarence Williams Firstly, I would suggest that you go through some of the forums in BiggerPockets on this topic. BiggerPockets can help educate you on almost things related to real estate.

Now, to find motivated sellers you can try to buy lists from online sites like ListSource. You can customize the parameters of these lists to cater to all your needs. Most motivated sellers are in lists like: Absentee, Probate, Divorce, Pre-Foreclosure, Foreclosure, Tax delinquents. Then you can try driving for dollars. This is basically driving around your target area and making notes of properties that interest you. Things you should look out for are signs of neglect (uncut grass, weeds growing, broken windows, missing roof tiles etc.). This may indicate that the owner doesn't live there anymore or that they are in distress. Point being, these are signs of a motivated seller.

The list generating sites will provide you with most information about the property including the address. From there you can start your direct mailing campaign.

You can find phone numbers by checking the public records on your leads. You can try cold calling the numbers you find.

I hope I was able to clear some things up. Good Luck!
