My client has little time before foreclosure. The house was built in 1962 and she purchased it in 2002. I was wondering if someone could help with a good offer price given the fact that we are not sure of rehab cost

Seller quotes "It's a 3br 1.5 ba, single story, main bathroom has electrical problems, behind on 2 mortgages, spare bedroom has been turned into a California closet with a desk. New roof, hot water furnace needs to replaced. Rv gargage and sauna".

Comps in the area suggest ARV is minimum $310K
