Hi Everyone,

New investor here with a solid background in business and finance. I’ve just been made aware of an investor in my area looking to sell his Buy And Hold properties to simplify his life. Everything that I’ve read up until now points to this being a potential opportunity but I am unsure of what the next best move for me is.

Can anyone recommend to me specific blog posts or books/chapters I can research before engaging this potential seller?

While the idea of BRRRR makes total sense to me, I'm not confident in what options are open to me if I can't force appreciation through rehab (because the properties are in decent condition).

Really interested in everyone’s thoughts. Thanks in advance.
