Analyzing deal to buy

Hello all. I’m working on my 1st deal. I know the property and tenant is good and wants to stay. The numbers are price. $170k. Taxes $9000/yr. condition fair. 25% down-$51000 plus fees. Figure $60000 all in. Mortgage $1650/mo. Rent $2100/mo.Appraisal of $250k  My plan is to buy and refi out the $ I put in   At that point I’ll have little or no $ in the deal and the new mortgage will be around $1850. Cap ex isn’t included in these #s. Any input would be appreciated. My location is southern new you near Nyc.  Thanks
